ACC Management Group is seeking an experienced Regional Vice
President to oversee a talented group of Regional Managers who
oversee a variety of properties in southern part of Wisconsin and
northern Illinois. This is a key role within the organization to
lead, train/ mentor and engage other leaders to thrive. Property
Management, leadership, and affordable housing experience is
required, along with the ability to travel to different properties
within the assigned portfolio.ACC offers a competitive salary,

role!Essential DutiesLeadership:
- Provide leadership and mentoring to a team of Regional/Area
Managers to maximize NOI.
- Assist the VP in identifying strategic direction for the
department.
- Property visits 2 days per week.
- Conduct monthly KPI reviews, including Field Reports, with each
Regional Manager.
- Participate in monthly and quarterly portfolio reviews with
Executive Management, including quarterly bonus calculations.
- Create and maintain a professional environment, leading by
example.
- Conduct Quarterly Regional Manager Meetings.
- Facilitate content and participate in Monthly Site Team
Training Webinars
- Promote a positive and uplifting working relationship and
environment that encircles the company culture and business
ethics.
- Encourage new ideas, autonomy, and to think outside of the box
to challenge individual growth and career driven goals.
- Establish metric driven expectations for the assigned regions
and properties and monitor progress on a regular basis.
- Hold Regionals, Areas and On-site managers accountable for the
performance and overall operations of the property.
- Coach Regional and Area managers on how to develop and
effectively supervise their staff personnel.
- Develop and evaluate performance enhancement plans.
- Effectively lead and work in a collaborative manner with
different work groups throughout ACC, including but not limited to
Accounting, Compliance and Human Resources.
- Interview and proactively take part in the hiring process to
build an effective and successful team. Generate and oversee the
onboarding and training plan for all new hires and current
employees for continued learning.
- Participate in the development and implementation of company
policies and procedures and ensure compliance through
portfolio.Finance:
- Identify opportunities to increase revenue and to maximize net
operating income.
- Manage the GPR process including creation, updates and
implementation.
- Review and present operating budgets with Executive
Management.
- Monitor budget variances and evaluate the need for change
monthly.
- Review and seek owner approval on invoices/bids/contracts
between $3,499 and $9,999.Maintenance & General Operations:
- Review and understand all agreements established and ensure all
properties are adhering and in accordance with such
agreements.
- Manage capital improvements and availability of funds on
hand.
- Review bids and scope of work environment for improvements.
Approve or deny appropriately.
- Work with Regionals to ensure service contracts are current and
in place as needed, including up to date CO.
- Ensure properties comply to all required health and safety
regulations, including not limited to OSHA, local municipality and
fire codes/etc.
- Maintain a current working knowledge and adhere to the Fair
Housing laws, its policies and practices, in accordance with ACC
Management Group policies and procedures.
- Provide assistance/strategic direction with
acquisition/disposition of properties.Customer Relations:
- Work with Regional Managers to resolve complex resident and
employee concerns and complaints.
- Maintain relationships with all vendors, suppliers, and
professional servicing the company and/or property.Marketing:
- Manage marketing contracts, including but not limited to
Apartments.com and ROOOF.Office:
- Complete all assigned reports and/or projects to the VP by the
required deadline.
- Other duties and strategic initiative as assigned by the VP..
Requirements:Knowledge, Skill & Ability Requirements
- Four-year degree in Real Estate, Business Administration, or
other appropriate/related experience.
- Minimum of 10 years of multifamily multi-location property
management experience.
- Comprehensive knowledge of project-based section 8 and section
42 housing programs and general understanding of other
Federal/State housing programs.
- Knowledge and understanding of current and most accurate fair
housing and Tenant Landlord laws.
- Adapts well to changing priorities and circumstances.
- Strong interpersonal skills with the ability to
influence/coach.
- Successful team leader and team builder.
- Requires excellent verbal and communication skills. Must be
able to create proposals/presentations. Must be articulate and
proficient at communicating to a wide variety of audiences.
- Must be able to travel to multiple properties and locations
throughout the company.
- Experience in preparing annual budgets and analyzing variance
reports is required.
- Must be able to physically inspect the properties.
- Demonstrated track record of successfully leading high
visibility and/or performance challenged properties. Advanced
experience with computer software applications in word processing,
spreadsheets, database and presentation software (MS outlook, word
and excel).
- Experience with Onesite software is a plus.
- Maintain valid driver's license with acceptable driving
record.
- Flexibility with working hours and longer days as needed.
- Ability to prioritize and possess efficient time management
skills.
- Goal-oriented and team player.
- Ability to work independently under tight deadlines.
- Must be a strategic thinker and able to think creatively and
clearly in high stress scenarios involving owners, employees and
residents.
- Marketing knowledge and techniques in the industry.

ResponsibilityThis position is required to supervise multiple
Regional Managers and Area Managers.Work EnvironmentThis position
operates in a professional office environment. This role routinely
uses standard office equipment such as computers, telephones,
photocopiers & fax machines, filing cabinets/etc. Must have the
ability to setup office in the employee's home; company provides
equipment.Physical DemandsThe physical demands described are those
that must be met by an employee to successfully perform the
essential functions of the job. While performing the duties of this
job, the employee is regularly required to talk or hear. The
employee is frequently required to physically stand, walk, bend,
climb, and use full hand range of motion and finger dexterity to
touch and feel. Must be able to reach with hands and arms and lift
up to 25 pounds unassisted and as needed.TravelTravel is expected
on a routine and frequent basis to assigned and designated property
locations. Must also be able to travel to all Corporate and
